Streamside adds two Tennessee resorts to outdoor hospitality portfolio

US: Streamside RV Resorts & Campgrounds has expanded its outdoor hospitality portfolio to 39 properties through a long-term investment partnership with the Clayton family in Townsend, Tennessee.

The agreement included the acquisition of Little Arrow Outdoor Resort and Little Arrow Base Camp RV Park, which became Streamside’s 38th and 39th locations.

It also covered local leisure businesses River Rat Tubing & Rafting and Burger Master, although these are not included in Streamside’s property count.

Financial terms and ownership stakes were not disclosed. Kevin and Chelly Clayton will remain significant investors in the businesses, while Carmen Simpher and Jay Moore will continue to oversee day-to-day operations.

Little Arrow Outdoor Resort offers RV and tent sites, cabins, tiny homes, glamping accommodation, Airstreams and vacation homes near the Great Smoky Mountains National Park.

Little Arrow Base Camp RV Park, which opened in 2026, has more than 30 campsites alongside facilities including a swimming pool, playground and direct access to the Little River.

Streamside founder and CEO John Cascarano said: “Our role is to build on that strong foundation and support their outstanding teams with additional resources, expertise and sustained investment.”

Kevin Clayton said the family had sought a long-term partner that could support the future development of the businesses while retaining their connection to the Townsend community.

The transaction followed Streamside’s $97 million acquisition of seven RV resorts across five US states in February. That deal increased its portfolio to 37 properties and more than 4,200 sites.

Founded in 2023 and based in Nashville, Streamside said it now owned and operated 39 RV resorts and campgrounds across 17 states, comprising more than 4,400 RV and lodging sites.
