Spain: Travel intelligence platform Mabrian has launched a new data-driven tool to help destinations monitor and regulate short-term rental listings on major platforms like Airbnb, Booking.com, and TripAdvisor.
The tool, which integrates with Mabrian’s data intelligence platform, aims to provide local authorities and tourism offices with real-time insights into the number of listings, regulatory compliance, and host activity.
The system uses big data and artificial intelligence to track and analyse short-term rental activity in a given destination, focusing on three key areas.
These areas include tracking the total number of short listings to provide an accurate market overview. Identifying non-compliant listings that do not meet local regulations and profiling hosts and lessors to help authorities resolve disputes and improve enforcement.
Ibiza has been the first location to adopt the tool, integrating it with official data sources since May 2024 to detect unregulated rentals. The platform is now a key instrument for Ibiza’s Illegal Short-Term Rentals Taskforce, which focuses on cracking down on unlawful tourist accommodation.
According to Mariano Juan, vice president at Consell de Ibiza, the tool has played a crucial role in the Working Group to Combat Illegal STRs, a coalition of local governments, tourism associations, unions, and major rental platforms.
Mabrian’s tool also supports urban planning efforts by integrating official STR license records to compare listed properties with registered ones, classifying properties by compliance status, helping authorities focus on enforcement. As well as providing insights into host behaviour, including how many properties they manage and how long they have been listed.
“Short-term rentals play a key role in destination growth, but they must comply with regulations,” said Carlos Cendra, partner and director of marketing and communication at Mabrian. “This tool helps balance tourism growth with regulatory enforcement, ensuring a structured and high-quality accommodation market.”
Mabrian plans to expand the tool’s capabilities, including integrating a national STR license registry set to launch in July 2025. Future updates will also introduce sustainability-based monitoring and automated compliance tracking.
