Trewince Holiday Lodges put up for sale in Cornwall
UK: Cornwall-based self-catering holiday lodge resort Trewince Holiday Lodges is seeking a new owner after being put up for sale.
Nestled in the southern tip of the Roseland Peninsula, just outside of the village of Portscatho, on a circa 22-acre estate, Trewince Holiday Lodges currently features 44 privately owned lodges, which are held on the remainder of their 999-year leases, paying service charges to the site and RPI linked ground rents. There are also 11 lodges currently operated on timeshare agreements.
The current owners have owned and operated Trewince Holiday Lodges as a family business for over 40 years and have decided to sell in order to retire. According to Christie & Co, the specialist business property adviser tasked with finding a new owner, the business would be ideally suited to an owner-operator looking for a profitable business with scope to grow.
Additional facilities on the site include a large reception building which contains a café area and a leisure club featuring a gym, indoor swimming pool, spa, sauna and mezzanine lounge for guest use. The leisure club currently has in excess of 110 members.
The site also includes a large mature woodland with track access leading onto the foreshore and a private quay, with two drying moorings installed and space for up to twelve. Adjacent to the woods is a children’s adventure play area.
It is thought that, subject to planning, part of the woodland area could be well suited to glamping-style units to create an additional form of revenue for the business.
Stephen Champion, director at Christie & Co which is handling the sale, said: “Having been in the same family for over 40 years, Trewince Holiday Lodges presents a fantastic opportunity for a new owner to take over this excellent business in one of the most beautiful parts of Cornwall. The business includes onsite owners offices and accommodation and there are numerous opportunities to increase revenue, making it perfect the perfect business for either an experienced or first time owner-operator.”
