Small-town rentals have surged in summer 2025, finds Lodgify US report

US: Travellers are turning away from big cities in favour of smaller destinations, while also booking more directly with property owners, according to Lodgify Summer 2025 Report: The State of the U.S. Vacation Rental Industry.

Kingsbury, Texas; Owego, New York; and East Glacier Park, Montana all ranked among the top 10 most-booked destinations this summer, underscoring demand for authentic, small-town experiences.

At the same time, guest behavior has shifted toward spontaneity, with booking windows down 3.8 per cent year on year and last-minute reservations (within seven days) up 7.1 per cent.

Despite shorter stays, occupancy rose 3.4 per cent and bookings per listing climbed nearly 10 per cent, reflecting resilient demand. Direct booking channels also gained ground, accounting for 51 per cent of stays longer than eight nights.
