KCN Campgrounds to acquire Michigan KOA Holiday

US: KCN Campgrounds has agreed to acquire the Coloma/St. Joseph KOA Holiday in Benton Harbor, marking the outdoor hospitality group’s entry into Michigan.

The transaction is expected to close on 9 September. Financial terms have not been disclosed.

KCN currently owns and operates 11 campgrounds across the United States and is described as the second-largest multi-park owner within the Kampgrounds of America system. Its portfolio includes properties in Wisconsin Dells, Hershey and Gettysburg.

The Coloma/St. Joseph KOA Holiday will become KCN’s 12th campground and its first in Michigan.

Located on 40 wooded acres near Lake Michigan, the property offers RV and tent sites alongside cabins, deluxe cabins and glamping accommodation. It opened in 1974 and welcomes around 15,000 guests annually.

Kevin Thueson, founder and managing partner of KCN Campgrounds, said: “We’re excited to establish a presence in southwest Michigan and explore future investments that strengthen both this campground and our growing portfolio.”

Mark and Karla Lemoine acquired the campground ten years ago and are selling the property ahead of their retirement. The pair said KCN planned to retain many members of the existing team while considering further improvements to the site.

Mark Lemoine has also served as senior vice president of franchise operations at KOA since September 2024 and plans to retire at the end of 2026.

KCN’s acquisition adds to the consolidation of the US outdoor hospitality market as multi-property operators expand through purchases of independently owned campgrounds.
