Global: Airbnb has announced new dynamic pricing, portfolio management and earnings tools for hosts as part of its 2026 Autumn Update.
The host features are scheduled to launch later this autumn and are intended to help hosts manage pricing, availability and financial performance through the Airbnb platform.
A new multi-listing calendar will allow hosts and property managers to change prices, availability, cancellation policies and discounts across some or all of their listings at once.
Airbnb is also introducing a dynamic pricing feature that recommends a price range based on daily supply and demand. Hosts can set their preferred range before allowing nightly rates to adjust automatically and can continue to review or change prices within the calendar.
The update marks a further expansion of Airbnb’s revenue management capabilities, which could reduce the need for some hosts to use separate pricing tools. However, Airbnb has not disclosed how its recommendations will account for local events, competitor data or wider distribution beyond its own platform.
An AI-powered earnings dashboard will summarise listing performance, identify factors affecting results and suggest actions hosts can take from within the dashboard.
Interactive 3D floor plans will also be introduced to give guests a clearer view of a property’s layout before booking.
AI added across trip planning
Starting in the US, guests will be able to search for homes, experiences and services using conversational language or voice commands.
AI-powered descriptions will highlight relevant property features within search results, while guests will be able to compare saved homes side by side using summaries of their main characteristics.
Users can also enter keywords within Airbnb’s filters. A search for “baby”, for example, could surface amenities including cots, playgrounds and children’s toys.
Airbnb’s AI chat support is now available in more than 50 languages, with voice-based customer support beginning to roll out in the US.
Airbnb introduces social travel discovery
The platform has launched a connections feature that allows users to link with friends, relatives and previous travelling companions.
An interactive travel map will show places that a user’s connections have visited or plan to visit, subject to their privacy settings. Users can view previously booked homes, read reviews, save listings or contact their connections through the application.
Airbnb said users can control which trips are visible and can hide individual stays, remove trips or block connections.
The company is also introducing neighbourhood pages containing information about local areas, including places to eat and activities. The first page is available for Paris, with additional neighbourhoods due to follow.
Services expand in Europe and the US
Airbnb Services is expanding to include meal delivery from local restaurants and grocery delivery in selected European cities.
In the US, the company is partnering with Rinse to provide laundry collection and delivery in certain locations. Baby equipment rental will become available through BabyQuip in more than 60 US cities from November.
Airbnb will also offer equipment rentals through local partners, including ski and snowboard equipment in the French Alps and boats in South Florida.
The company said the availability, timing and geographical reach of the announced features may change.
