Equity Residences launches equity Euro fund to expand luxury vacation home portfolio

US: Luxury vacation home investment platform Equity Residences has launched a new European-focused fund targeting up to €35 million, as demand grows among high-net-worth investors seeking both travel access and long-term real estate returns.

Equity Residences has launched the Equity Euro Fund, a new investment vehicle aimed at acquiring luxury vacation homes across prime European destinations. The fund completed its first close on 15 August 2025, raising €4.96 million, with a target of up to €35 million.

The fund will focus on homes valued between €1.5 million and €3.5 million in markets including the south of France, the Italian Lakes, Spanish coastal regions and select Alpine destinations. Equity Residences said the strategy is designed to meet growing demand from investors seeking exposure to high-end vacation properties with both lifestyle and capital appreciation potential.

The launch extends the company’s model which combines shared vacation home usage with long-term investment returns into Europe, building on an existing European footprint through its Equity Platinum Fund 1.

The business acquires properties outright and does not use leverage. Rental income offsets operating costs, with investors receiving usage rights across the portfolio and participating in appreciation when the fund exits after 10 to 12 years. Investors can also sell their interest during the life of the fund, subject to demand.

Recent activity from the company includes acquisitions in California and Montana for Equity Platinum Fund 2, alongside a senior portfolio management hire earlier this year.

Equity Residences was founded in 2012 and has built a portfolio of luxury vacation homes across North America, the Caribbean and Europe through its Platinum Fund platforms.
