Lomond Luxury Lodges brought to market for £1.75m

UK: An eight-unit luxury self-catering business near Loch Lomond has been brought to market through CCL Property with an asking price of £1.75 million.

Lomond Luxury Lodges occupies approximately 1.8 acres of landscaped grounds on Old Military Road in Croftamie, within Loch Lomond and The Trossachs National Park.

The owner-operated business generated turnover of £336,527 and calculated EBITDA of £130,179 during the year ending 30 June 2025. This compares with turnover of £300,346 and EBITDA of £98,712 in 2023.

Its accommodation portfolio comprises the four-bedroom Oakwood House, three three-bedroom lodges, two self-contained apartments and two luxury pods. The properties cater for couples and larger groups, with Oakwood House accommodating up to eight adults and two children.

Guest facilities include private hot tubs across several units, saunas at two of the lodges and an indoor spa bath at the Wee Secret apartment. The site also provides private outdoor areas and guest parking, with landscaped grounds separating the individual properties.

The business is currently managed by its owners with support from part-time cleaning staff. Reservations are generated through its direct-booking website and third-party platforms including Airbnb, Booking.com and Vrbo.

CCL said a buyer could retain the existing owner-led model or introduce delegated management, which would bring additional staffing costs. The sales agent has also identified opportunities to develop direct bookings and target repeat guests, midweek demand and the shoulder seasons.
