OakNorth provides £8.3m loan to Ardent Group for luxury holiday lodges

Scotland: UK-based digital bank OakNorth has completed a £8.3m loan to Aberdeen-based property developer Ardent Group to support the development of new luxury holiday accommodation in Fife.

The funding will be used to develop 21 luxury, four-bedroom holiday lodges on a 6.27-acre site at Clashwood, located less than two miles south-west of St Andrews. The scheme will target high-end leisure travellers, including golf tourists, overseas visitors, wedding parties and families.

The site occupies a prominent roadside position on a main route connecting St Andrews with Edinburgh, Fife and Scotland’s central belt, while remaining close to the town’s golf courses, beaches and historic centre. Each lodge will include premium features such as private hot tubs, high-quality interiors and landscaped surroundings.

Ardent Group was founded in 2001 and is owned and operated by the Keane family. The Aberdeen-based developer has a track record across property development, investment and hospitality, with residential, leisure and mixed-use assets across Scotland and Ireland.

OakNorth said the loan reflects continued demand for high-quality holiday accommodation in established leisure locations, particularly where supply remains limited.
