AirDNA announces integration of HomeAway data

US: Global short-term rental data provider AirDNA has integrated HomeAway data across its full range of products and tools, including its flagship dashboard MarketMinder.

Home-sharing rental platform HomeAway lists apartments, beach homes, cabins and condos in up to 190 countries around the world.

In a statement, AirDNA said: “With an addition of 1.5 million HomeAway listings, AirDNA has consolidated its position as the most comprehensive vacation rental data provider worldwide, now collecting daily reservation information on ten million unique Airbnb and HomeAway properties across the globe.”

The US-based company believes that the integration of HomeAway data will provide greater visibility into the short-term rental market, and in doing so will empower both hosts to optimise their listings and price more competitively. Vacation rental managers and real estate investors will get a detailed insight into how well individual rentals are performing, allowing them to help benchmark properties and identify emerging markets ahead of their direct competitors.

AirDNA CEO Scott Shatford said: “Managers and investors will see a healthy ROI if they are able to choose the right property in the right market, and get a truly holistic understanding of that property’s performance over multiple booking platforms.”

In addition, all areas in AirDNA’s MarketMinder tool will be boosted in supply due to the integration of HomeAway data. As a result, up to 39 markets will see increases of more than 100 per cent in the number of properties displayed.

Meanwhile, it will also be possible to perform side-by-side comparisons between distribution channels. The MarketMinder Overview tab shows the breakdown of properties and what booking platform they listed on, whether it is on Airbnb, HomeAway or both.

To recognise listings that are displayed on both Airbnb and HomeAway’s platforms, AirDNA’s data science team has developed a proprietary listing match algorithm, which analyses more than 14 listing features. These include features such as location, listing titles, listing descriptions, numbers of bedrooms, and calendar availability to cross reference dual-listed rentals.

AirDNA says it tracks the daily performance of over 10 million short-term rental listings in 80,000 markets worldwide on Airbnb, HomeAway, and more.
