US: Vacation rental property management company Casago has expanded its presence in Florida’s Volusia County, transferring 152 vacation rental properties in Daytona Beach and New Smyrna Beach to an existing local franchise partner.
The homes, previously managed by Vacasa, will now be operated by Casago Daytona Beach and Casago New Smyrna Beach, both owned by Tim “Smitty” Smith. Following the transition, Smith’s locally based team now manages more than 220 vacation rental properties across the two coastal markets.
Casago said the move strengthens its commitment to locally owned and operated markets, with on-the-ground teams supported by the company’s wider systems and infrastructure.
The transition follows Casago’s acquisition of Vacasa in 2025 and forms part of its franchise-first strategy, which focuses on converting former Vacasa-managed markets into locally run franchises. Under the model, franchise owners lead day-to-day operations while drawing on Casago’s national platform.
Daytona Beach and New Smyrna Beach are among Florida’s best-known coastal destinations, with year-round demand driven by beachfront locations and strong tourism activity.
Casago has been expanding its franchise network across the US, Mexico, Central America and the Caribbean, positioning local ownership as a core part of its vacation rental management approach.
