Emma Villas expands in Italy with Marche Holiday Villas purchase

Italy: Siena-based villa rental and tour operator, Emma Villas, has announced the acquisition of Marche Holiday Villas to expand in central Italy.

Emma Villas has acquired 100 per cent of the newly established villa rental company in the Marche region, which has 23 villas under exclusive management. The  rental operations have now been transferred to the Marche Holiday brand, which specialises in holiday home rentals in Marche and central Italy.

Terms of the transaction have not been disclosed, although the acquisition feeds into a larger strategy for Emma Villas to grow its footprint in Italy through the exclusive management of properties.

In October last year, Emma Villas went public via an initial public offering [IPO] on the Euronext Growth Milan [EGM], the Italian Stock Exchange market dedicated to SMEs with high growth potential. At the time, the company reached an IPO market capitalisation of around €23 million with a placement price of €3.30 per share, and is now trading at €2.74 per share shortly after the announcement of the Marche Holiday Villas acquisition.

Giammarco Bisogno, CEO of Emma Villas, said: “The expansion of the portfolio of villas in Italy, through M&A [mergers and acquisitions] transactions, is one of the primary objectives that the listing on the Stock Exchange has accelerated. This acquisition is exactly the type of transactions that we believe to be efficient, both because they can be structurally integrated and consistent with our proposal on the market, and because they are sustainable from an economic point of view, in a virtuous path of expansion of presence in Italy.

“The 2023 results confirmed the company’s growth trend and, above all, give us the financial solidity necessary to operate in line with our development plans and focus our efforts only on investments that allow us to make the leap in quality at the right market conditions,” he added.

As well as consolidating its operations domestically in Italy, Emma Villas is targeting international expansion in markets such as France, Spain, Portugal, Greece and Croatia. The operator is also set to expand its experiences offering, which already includes wine tastings and Vespa rides.

Founded in 2006 by Giammarco Bisogno, Emma Villas describes itself as the first instant buyer and property manager in Italy, managing more than 570 exclusive properties, including 200 in Tuscany.

The company allows guests to rent out luxury villas, country houses, farmhouses and residences with private swimming pools on a weekly basis. Its properties are located in 15 regions across mainland Italy and islands, including Tuscany, Umbria, Marche, Emilia Romagna, Puglia, Sardinia, Sicily, Lazio, Liguria, Veneto, Lombardy, Piedmont, Campania, Abruzzo and Calabria.
