Booking.com-exclusive listings reshape view of global STR markets, AirDNA analysis finds

Global: Booking.com-exclusive listings account for a significant share of short-term rental supply and demand in several markets, according to new analysis from AirDNA, highlighting the importance of multi-platform data when assessing market performance.

The revenue management and analytics company has incorporated Booking.com-exclusive listings into its dataset, providing a more comprehensive view of global short-term rental supply and demand.

The analysis found that Booking.com-only inventory is particularly significant across Europe. Poland recorded the highest share, with Booking.com-exclusive listings accounting for 30% of total supply and generating 42% of demand. Romania followed with 24% of listings producing 35% of demand.

Other markets with notable levels of Booking.com-exclusive inventory include the UK, Spain, Germany and Italy, suggesting that relying solely on Airbnb and Vrbo data may provide an incomplete picture of competition in some destinations.

In the United States, Booking.com-exclusive listings also represent a meaningful share of inventory in several leisure markets, including Deep Creek, Hilton Head, the Outer Banks and Destin. However, AirDNA found that these listings generally generated a smaller proportion of bookings than their share of available supply, reflecting the continued dominance of Airbnb and Vrbo in the US market.

AirDNA said adding Booking.com-exclusive inventory gives hosts, investors and property managers a more accurate understanding of local competition, pricing and booking performance.

The company added that comparing both supply and demand across booking platforms can also help operators assess where Booking.com plays a stronger role in distribution strategies, particularly across European markets where exclusive listings often generate a disproportionate share of bookings.

The findings suggest that distribution strategies continue to vary significantly by region, with Booking.com playing a much larger role in parts of Europe than in North America.
